Montrose Gets A Major Boost

Montrose Plantation is the massive 6,300-acre mixed use project owned by Charlotte Real Estate Investor Mel Graham.

The property is located just 38 miles south of Charlotte in Chester County, SC.

Graham says "The lengthy approval process is going extremely well." "We are about mid-way through the approval process which we originally expected to take several years to complete." "We are ahead of schedule."

Graham also states "I believe that the timing for Montrose will be perfect. It will take another twelve months to complete some studies and engineering. By that time the current slow down in the housing market should have bottomed out. By the time Montrose is ready to come on line the economy should be rebounding strongly."

Graham went on to explain that Montrose is far more than just a future residential project. It will have a large component of commercial uses such as manufacturing, distribution, office, and retail. "We have some strong interest in manufacturing and distribution now."

Montrose has recently received a major boost to the project with a $500,000 grant from the state of SC for economic development. South Carolina Senator Linda Short spearheaded the request for the grant to help the Montrose project. Montrose will easily become the largest project in her district, and one of the largest in the state of SC.

Those familiar with the project conservatively estimate that the total build out of Montrose could exceed $3 billion.

Graham says "Senator Short has embraced the project from the beginning. Without her support the project would have never received the help from the state. The funds will be a tremendous boost for the project to help with the incredible cost of providing required studies and engineering for utilities."

Carlisle Roddey (Chester County Supervisor) joins Graham in appreciation of Senator Short’s help. Mr. Roddey stated "Senator Short has been a big help to all of us here in Chester County. She sees the added benefit a large mixed-use project like Montrose will bring to the area by ultimately creating jobs and substantial additional tax base". "I could not be happier with Mr. Graham’s plans for Montrose".

Graham stated "We remain very optimistic and positive on Montrose and Chester County. The folks in Chester County are the best I have ever worked with. The news just couldn’t be any better right now."

Or could it? Rumors are that Graham is being courted by more than one large publicly traded company for a possible joint venture along with several major developers and relocation firms.

All Graham would confirm is "The rumors are true". "I have tremendous interest surrounding this property. Great things are going to happen in Chester County. I believe that Montrose is well positioned to handle Charlotte’s explosive growth over the next two decades. The Charlotte Chamber estimates Charlotte’s MSA population to exceed 4.0 million in their twenty year projections". I believe that Charlotte’s growth will continue south along the I-77 corridor at a rapid pace."
